Called a “stilt house” because the project involves the redevelopment of a 1980s building through the superimposition of a new volume, structurally independent from the existing one below.

The project addresses key issues in today’s urban regeneration debate: vertical extension, seismic retrofitting, energy efficiency, lightweight construction, and urban densification.

It consists of a two-storey residential building originally covered by a hipped roof with a reinforced concrete structure. This heavy structure was removed and replaced by a lightweight, dry-assembled structure, whose weight equals that of the former roof.

Seismic isolators were placed on the slab of the former attic, and on top of them a new steel framework was installed, forming the floor of the new construction. The seismic-resistant structural system used is unique in Italy.

The isolators supporting the penthouse make it structurally independent, and in the event of an earthquake, the new floor acts like a counterweight, balancing and absorbing the horizontal forces on the building below.

The external envelope of the penthouse is fully glazed and shaded by flush, adjustable and stackable Lupak Metal sunshades – 90mm slats in RAL 9016 – to optimize solar gain throughout the seasons and improve energy savings.

The renovation also includes upgrading the existing building, which was retrofitted for energy efficiency and structurally reinforced with external buttresses on the columns. The dry-assembly of all components ensured the overall lightness: in addition to the metal structure and glazed envelope, large wooden panels were used, many of which were transformed into bookshelves or wardrobes, organizing the interior spaces.
